Heald Street Apartments

The proposed mixed-use development is a unique Transit Oriented Development located on the Brandywine River in Wilmington, Delaware. It features on-site access to public water taxi service as well as an adjacency to Wilmington’s SEPTA and AMTRAK stations. In addition to its many amenities, the development also connects portions of the East Coast Greenway and utilizes its riverfront access to promote its beaches for swimming and watersports. This project is intended to be the prototype for future developments that realize the developer’s vision of a renter-to-homeowner model which will help low income families achieve financial stability and build wealth.

 

The three buildings consist of 5 stories of modular construction above a parking level that is strategically positioned within the floodway of the Brandywine River so as to not obstruct the infiltration of water during seasonal storm events. The 225 dwelling units are weighted heavily towards low income and family friendly apartments. The onsite Campus Learning Center is a key feature of the development intended to provide residents with the opportunity to educate themselves on budgeting and home maintenance with an overall goal of promoting home ownership. To that end, phase two of the project will have several townhomes on adjacent parcels that are specifically built to support the home ownership program.
